Two Pricing Options

FULL REPORT

These reports are best for legal or other use such as settling estates, divorce, family disputes, or to show potential buyers an appraised value (pre-listing appraisal).


  • Along withy the basic information, a full report includes photos, a sketch to confirm house size, various location and tax maps, narrative rationale for comparable selection, their dollar adjustments, and comparable photos and maps.  These reports tend to be 15+ pages long.


RESTRICTED USE REPORT

These reports serve those who only want to know a value and do not want or need evidence, supporting data or commentary that demonstrates and shows how the value was determined. The amount of work to develop the value of a Restricted Use Report is the same as a Full Report, but the work is not shown, and instead is kept in a separate workfile to be stored for 5 years.


  • These reports include only the basic, USPAP required information on the property, the sales comparables, and the value.  If the user of the report has any doubts on the value, the report itself will not offer any  explanation, and could be confusing. These reports are between 3 to 5 pages long.
