 NOTE TO CONSUMERS OF REAL ESTATE SERVICES

An appraisal completed by a certified appraiser is different from a
comparative market analysis, or a "cma".  A cma is primarily used by
real estate agents to help sellers set the right price when listing and
marketing a home.

An appraisal is a more involved process using adjustments and
approach reconciliation, and is suitable for use to determine value for
estates, trusts, divorce, bankruptcy, setting selling price, removing
"PMI" insurance, determining fair market value, tax assessment
grievance purposes and for lending / refinancing.
